Madison Connecticut in the Twentieth Century

Madison Connecticut in the Twentieth Century

Throughout the 20th century, Madison progressed slowly from a rural economy to one based on seasonal residents and then to that of a largely residential community. The development along the shoreline that marked the first 50 years of the century eventually spread inland to the rest of Madison. From 1,500 residents in 1900, the population swelled to a suburban community of over 16,000. This book is a photographic journey of this growing town, which changed significantly following the completion of the Connecticut Turnpike. Images document commercial establishments, the 1938 hurricane, the Field Company, the Future Farmers Fair, and the construction of the Connecticut Turnpike.

Seven Weird Town Names in Texas

There are some pretty weird names for town across the country. Hell, MI, Hot Coffee, MS and Intercourse, PA come to mind to name just a few. In fact, I drove through Hell one day just so I could say I had been to Hell and back. But how about Texas towns and just how did they get their names?

Cut and Shoot, TX is north of Houston and just east of Conroe, Texas. The most likely story about the town's name is one involving a dispute over religious meetings in a community center. As the tension built, the story goes that a young boy, scared of what might be coming, said: "I'm going to cut around the corner and shoot through the bushes in a minute!" Apparently, that is where the name came from.

Northeast of Dallas is the town of Jot 'em Down, TX. There was an area in east Texas around the time that a very popular radio show called Jot 'em Down was on the air that was a place for people to get laundry done. When the proprietors asked people for suggestions for names for the place, Jot 'em Down was mentioned. When the highway came through and the Highway Dept. was looking for names, Jon 'em Down stuck.

Nameless, TX is a ghost town northwest of Austin. Names for the town were rejected by Washington six times. Frustrated citizens of the town wrote back: "Let the post office be nameless and be damned!" That explains the road that still exists called Nameless road.

Earth, TX is a small town in the Texas panhandle northwest of Lubbock. Stories about the origin of the town's name vary. But one was that because windstorms frequently blew the sand and dirt around, the town was called Earth. It must be interesting driving into the town and seeing a "Welcome to Earth" sign.

Notrees is a small Texas town west of Odessa. This town is right in west Texas oil country and before an oil and gas plant was built had only one tree. Figure this town name out for yourself.

Gun Barrel City is a town southeast of Dallas. The town incorporated in the 1960s so it could sell wine and beer. A former road called Gun Barrel in the area was a place that outlaws like Bonnie and Clyde like to hide out in

Happy is a town in the Texas panhandle just south of Amarillo that I have driven through probably a dozen times. The town's name came from a draw near the town that cowboys found water in. It such a dry area, they were very happy to find water.

The Great Smoky Mountains National Park - The East Coast Vacation Bargain

Is the beginning of hot summer with no relief in sight already putting you in the dog days of summer? How does cool mountain streams and rivers and activities like tubing, fishing, kayaking, white water rafting, hiking, camping or just a nice picnic in a mountain meadow sound. Not a fan of the outdoors? How about outlet shopping of high line retailers, dining, excellent dinner shows, even a Harrah's Casino on the North Carolina side and an excellent theme park with water park. Expensive, right?

The Great Smoky Mountains National Park on the border of Tennessee and North Carolina is within a one day drive from the majority of the East Coast and the Midwest. This eliminates the travel cost associated with most current vacations.

Excellent lodging abounds from inexpensive motels to 5 star resorts and private cabins. The lodging bargain for our family on a recent vacation was a 2 bedroom cabin with satellite TV, hot tub, DVD player, game area with air hockey/ pool table, PlayStation 2 system and a complete kitchen with any utensil you care to cook with for Sun through Thursday night. The area was very private but within a 1 hour drive of almost anything the park had to offer

We drove up from Florida on Sunday and departed on Friday. We spent a great deal of our vacation in the park with the low admission price of FREE. There are very easy hikes for those with children that offer some amazing views and some free museum/exhibit areas. The can't miss areas include Cade's Cove, Clingman's Dome (the highest point in the park) and Newfound Gap.

I saw many enjoying the great outdoors in the park, bicycling, horseback riding, camping, fishing, kayaking, white water rafting and hiking. The evening brought several excellent dinners in the quaint town of Gatlinburg at the north Entrance of the park. Another 15 minute hop and we took the kids to a great dinner show (I highly recommend the Black Bear Jamboree if you have children)

Overall the best value I have found with so much to offer within a one day drive.

I Am in a Small Town, What Kind of Business Can I Start?

Often when I talk to people wanting to start their own business, I get the tired old response from people in smaller towns, "This town is dead, no one can make any money here." Funny thing is that I hear that no matter what size the town or city or metro area. However, small town entrepreneurs have to get creative in what they create. Business people who do this can create and above average to great income from any where. The internet has been a great boon to the small town as well. For all of you entrepreneurs in small towns remember making good money as your own boss is not easy no matter where you live.

Find a small under served market:

How many times have you heard someone say I wish we had this in our town? What better way to start a business filling the needs of the local people. When I was young we had a man come into our home town and open up a Ben Franklin Five and Dime Store. For those of you that aren't old enough dollars stores use to be nickel and dime stores. Now this was Mr Sam's third store in small towns in the Midwest. This concept worked nicely for him and he started adding more stores in small towns. Today they call the stores Wal-Mart Supercenters. You just never know how good an idea can be until you run with it.

Solve a problem that has an answer that is too simple:

When I was growing up, my family lost a neighbor who had a lawn mower roll over him when he fell off. It seemed so simple to me at the time that all you had to do was put a pressure switch under the seat. When someone stood up the mower would shut off. Well now it is a federal law that all garden tractors and riding mowers have this type of device. How many people saw the same thing I did and di nothing. But someone did it and hold a patent for it now. How many ideas have you said the answer was to simple for?

Advertising and Promotions of local businesses

Advertising cost are high. Most advertising is ineffective at best and totally impossible to measure. What would local businesses pay to have someone promote them. Be creative, flyers maybe but make it more personable. Take the flyers into neighborhoods and knock on doors and hand the flyers to the home owners. Get permission to stand at a corner in the mornings handing out flyers to people on the way to work. Make it fun and exciting, create a buzz for a local business. A small town newspaper may charge a thousand dollars for an ad. For a fraction of that you can give them more of a presence in one day and the traffic can be measured. Find 5 businesses that will pay you to promote them a day a week and pay you a fourth of what the newspaper charged. Makes a great living and you only work a few hours a day.

Writing and online advertising

Most small towns have no one to provide an online presence for them. Write articles similar to this that promote their business. Get a group of business owners and promote the neighborhood stores together at the same time. Tank a blog site and give reviews to local businesses and sell advertising on the blog.

And of course the best way to be a big business in a small town

Online businesses create a sense of size without all of the overhead. You can live in a small town in Alabama, where the town limit sign is on both side of the same sign and still earn a mid 6 figure income. As long as you provide a service and do it proudly no one cares where you are.

The key those is just one thing. Take action. If you don't take action nothing will happen. If opportunity knocks, you still have to get up and answer the door. Sitting back and complaining that "this town is dead. I will never make a living here", will follow you where ever you go. So as my favorite author, Dr Seuss says " Today is your day so be up and be away". Start something today and never ever never look back.

The Greatest Life Insurance Salesman in the World

I grew up in a small town on the Ohio River called East Liverpool. It is located in Ohio at the junction of Ohio, Pennsylvania and West Virginia. When I was growing up it had a population of about 22,000. Today the population has dropped to just over 13,000. However, some very unique and notable people have come from my town. I want to tell you about one of them who learned the meaning of providing value for his clients so well that he went on to become the greatest life insurance salesman ever.

His name was Ben Feldman (1912 - 1993) and over his 50 year career selling insurance for one company, his sales volume exceeded .8 billion, with over a third of it coming after he turned 65. And, he did it by selling out of his office in East Liverpool and not some major financial capital city like New York.

Ben Feldman came from the sleepy little town of Salineville, Ohio, where he started his business career selling chicken and eggs for $ 5 a week. As an aspiring businessperson, he wanted to enter the insurance field but was unable to pass the basic Equitable Life Insurance Company's aptitude test.

In typical Feldman fashion, he sold himself to Equitable, and began collecting premiums on meager nickel and dime policies. In 1942, he joined New York Life, and opened a small office in the Little Building, on the Diamond, in downtown East Liverpool. It was from this location that he began a relentless quest to achieve membership in the prestigious Million Dollar Round Table. He made it in 1946.

Little did anyone suspect that he would far surpass the million dollar mark, however, in 1955, he sold million in coverage. He then began selling one million a month, then a million a week, and in 1971 wrote contracts for over million. He then gunned for million a month and in 1983, with the help of his two sons, Marvin and Richard, he sold 8 million of insurance.

Feldman was an innovator, who made it easy for his clients to understand the complexities of the Federal Estate tax law, which desecrated the fortunes of a large number of wealthy individuals in the period that followed World War II. Long before computer graphics, he created clever hand-drawn charts, illustrating the need for life insurance to protect an individual's assets from the government. He would book himself on airplane flights, next to a potential client, where upon he would open his brief case, stuffed with 0, 0 and ,000 bills, along with his charts and graphs. The idea was to entice his neighbor to notice the money and remark, "Is that real money?" "Yes," Ben would reply, "but I'm not afraid to carry it, because it's insured." With such an opening, a sales presentation was a lay-up.

A lover of luxurious automobiles, Feldman would often be seen racing up and down the highways that link Pittsburgh and Youngstown in his Cadillac Eldorado. It was within this 50-mile corridor that he sold the majority of his policies. Often equipped with a CB radio and a car telephone - long before anyone had heard of such a device - he handled rejection like none other.

A favorite Feldman method was to approach the office of a busy executive and ask for an appointment. The response from a frazzled secretary would usually be, "I'm sorry, his time is too valuable." Ben would ask, "Is it worth 0 a minute?" "At least!" would be the answer, to which the response (accompanied by five brand new one hundred dollar bills,) would be, "Well I'd like to buy five minutes."

Even when Ben Feldman would go deep sea fishing, he would spend his time developing new sales techniques, memorizing the entire New York Life Insurance rate book. And, he would arm himself with pithy little phrases, designed to overcome the most difficult challenge. To the potential client who said, "I believe in term insurance." Ben would respond, "Term insurance is temporary, but your problem is permanent." "I can't afford the premium," would invoke, "You are already broke and don't even know it."

Following in the footsteps of such a legend was not easy for Marv and Rich Feldman, but they handled the challenge well as Marv became president of the Million Dollar Table in 2001, and Rich excelled in a number of endeavors, including "drag racing," of all things.

Now you might be thinking to yourself that Ben must have been some kind of superstar, good looking, fast talking, kind of man - but you'd be wrong. Ben was a short, stout, balding and spoke slowly with a distinct lisp. He never finished high school. He was so shy that years later when he was asked to speak at insurance industry meetings, he would only agree to if a screen was erected between him and the audience.

But, he was a legend when it came to making a point to know every business owner in his region. He did his homework first and learned all he could about his potential customers so that by the time he met with them (often on a "cold call") he was ready with the right Value Development Questions. He didn't always sell right away but he never gave up. I once heard him say that for years he didn't stop working for the day until he made at least one sale - no matter how late it got.

One of favorite stories about Ben is about a prominent real estate developer. Ben tried for weeks to get in to see the busy man but was always unsuccessful. One day, Ben stopped in cold and handed the developer's assistant the envelope with five 0 bills and asked her to give it to her boss. He told her "If I don't have a good idea for him, he can keep the money." He got in and sold a million policy. Years later when Ben realized the man need additional insurance due to the unprecedented growth of his company; he was once again stymied by the man's insistence that he was too busy to take a physical. Undaunted, Ben rented a fully equipped mobile hospital van, hired a doctor and sent them to the industrialist. Rumor is that the man ended up with over million in coverage.

In 1992, New York Life marked Ben's 50th year with the company by proclaiming "Feldman's February", a national sales competition. Ben took this as a personal challenge. The winner of the contest (at 80 years old) was Ben Feldman.

Ben was famous for his sayings that he used to inspire both clients and himself. My favorite is:

"Doing something costs something.

Doing nothing costs something.

And quite often, doing nothing costs a lot more."

Ben Feldman died in 1993 at 81. A few years before his death he was asked about the largest policy that he had ever written. "I can't say. I haven't written it yet."
